ROI Property Management Services
ROI Property Management was formed in October 2025 by Los Angeles-based Real Estate Broker, Mortgage Broker, & Investor Will Wheaton. Will began investing in 1995. From 1995–2007 he purchased and managed over 50 of his own properties both as a home flipper and a landlord. Will continued being a landlord for 20 years until he formed his own brokerage Will Wheaton Real Estate in 2016. Prior to opening his brokerage, Will was a top producing agent with Keller Williams for over 5 years from 2011–2016.
In December 2017, Will opened his own mortgage company, Next Level Home Lending, in order to provide a more complete experience for his clients. Today the mortgage company works with first time home buyers, sellers who want to refinance, and investors looking to maximize their investment opportunities.
August 2022, Will became the broker of record for Malcolm Bennett's company International Realty & Investments, LLC after his sudden passing in February of the same year. Will remained the broker of record until the company closure in November 2025. Many of the clients from IRI, as it was commonly known, decided to continue working with Will after the closure. Will says his goal is to help the clients of IRI to continue to grow their portfolios while building a new client base of investors. Will says, “I have been a property investor for over 30 years. I am happy to share my experience and knowledge with both new and seasoned investors to help them make property investment profitable.”

Will Wheaton is also an accomplished singer / songwriter / entertainer / recording artist who has worked with artists such as Earth Wind and Fire, Michael Jackson, Whitney Houston, Anastasia, Beyoncé, Elton John, Michael Bublé, Sam Smith, Madonna, Luther Vandross, John Legend & Rod Stewart just to name a few. He is proud to be a broker who sings and is “Selling Los Angeles One Note At A Time.”

After building and managing more than 50 properties, he founded ROI Property Management to help clients grow their real estate portfolios. Known for his investor-focused approach and market expertise, Will is passionate about helping others build wealth through property. Outside of real estate, he’s an accomplished singer and recording artist who has performed with legends like Michael Jackson, Beyoncé, and Elton John.
